Is online ID1 verification actually accepted?
Yes. HM Land Registry accepts identity checks done by live video call. It has done so for several years now.
You may still see websites saying the ID1 must be signed in person. That advice is out of date.
However, there is one condition. The solicitor must record that the check was done remotely. That record is the ID5 form.
So when your check is done by video, you send the signed ID5 with your ID1. Together, they meet HM Land Registry’s requirements.
One thing is worth knowing. The video route applies where a regulated professional does the check.
There is a separate ID3 route, used when a friend verifies you. That one cannot be done by video. Because a solicitor handles your check, this does not affect you.
The rules behind all of this sit in HM Land Registry’s Practice Guide 67. For a plain-English version, read our guide: Practice Guide 67 explained.
What it costs
Each ID1 verification is a fixed £79 per person in the UK, and the ID5 video verification is included.
| Service | Price |
|---|---|
| ID1 + ID5 — for individuals | £79 per person |
| ID2 + ID5 — for companies | £79 per person |
| ID1/ID2 + ID5 for overseas customers | £99 per person |
Every price includes one video call with an SRA-regulated solicitor, and your signed ID5 and verification photo emailed to you the same day. Nothing is added later. See the pricing page for the full breakdown.
How it works
Book a time
Choose a slot that suits you, 7 days a week. Same-day and evening slots are often free.
Email your documents
Then the solicitor emails you a Zoom link. Reply with scans or photos of your ID, proof of address and ID1.
Verify by video
On a short call, the solicitor checks your ID, takes a photo of you holding it, and completes your ID5.
Get your ID5
Your signed ID5 and the photo are emailed to you the same day, ready to send with your ID1.
What you need on the day
You need current photo ID and a recent proof of address. A passport or a photocard driving licence is the usual choice. For your address, most people use a bank statement, a utility bill or a council tax bill from the last three months.
You also need your ID1 form with Section A filled in, and a quiet, well-lit room with a stable internet connection. You do not need the Zoom app, because you can join in your web browser.
The solicitor is personally answerable for the check. So they confirm which documents work for you before the appointment. If you are unsure, then ask when you book rather than guessing. Our guide to what ID documents you need covers the options if you have neither a passport nor a licence.
Who actually verifies you
Your identity is checked by Hamzah Nabeel Mahmood, a practising solicitor regulated by the Solicitors Regulation Authority under SRA number 7017998. You can check the SRA register yourself at any time.
ID1 Verify is a booking service, not a law firm. We arrange the appointment and handle the paperwork around it. The solicitor does the check and completes and signs your ID5, which is what HM Land Registry asks for.
Our guide to who can verify your identity sets out which professionals qualify.
When you will need an ID1
HM Land Registry asks for an ID1 when you are part of a property matter and no conveyancer acts for you. For example, this comes up when you transfer or gift a property. It also applies when you pay off a mortgage, or register land for the first time. For the full picture, read what an ID1 form is and when you need one.
Since 2025, executors need one too. The old exemption was removed, so probate cases now need an ID1 like any other. Our guides section covers each situation on its own page, including transfer of equity and probate and executors.
Timing matters more than most people expect
A completed ID1 is only valid for three months. That clock runs from signing to the day you lodge your application with HM Land Registry. So booking too early can cost you the form.
Because of that, it is best to verify close to when you plan to submit. Our guide to how long an ID1 form is valid explains how to time it. It also covers what to do if the window closes.
