Download the ID1 Form (and ID2) from HM Land Registry

You can download the ID1 form free from GOV.UK. The current version was last updated on 16 February 2026. Below, you will find the official links for ID1 and ID2, plus what to do next. However, downloading the form is only the first step, because a solicitor must still check your identity.

New to these forms? First, read what an ID1 form is, or browse all our ID1 guides.

Download Form ID1 (for individuals)

Use Form ID1 if you are a private individual and no conveyancer is acting for you. For example, you may need it for a transfer of equity, a gift of property or a first registration.

Download Form ID1 (GOV.UK)

On GOV.UK, you can choose a Word document or an 8-page PDF. The form applies to England and Wales.

Download Form ID2 (for companies)

Use Form ID2 instead if a company or other organisation is a party to the transaction and no conveyancer is acting for it.

Download Form ID2 (GOV.UK)

See our ID2 verification service for how we verify company forms.

What about Form ID5?

You do not need to download Form ID5. Instead, the solicitor completes it when they check your identity on a video call. Then they email the signed ID5 to you, ready to send with your ID1 or ID2. Our guide to ID5 video verification explains how it works.

What to do after you download the form

First, fill in Section A with your own details. Our step-by-step guide on how to fill in Form ID1 walks you through it.

Next, a solicitor or other qualified professional must check your identity. HM Land Registry will not accept the form until this is done. So you can see who can verify your identity, or let us arrange it for you.

With our ID1 form verification online service, an SRA-regulated solicitor checks your ID on a short video call. Then they complete and sign your ID5, and email it to you the same day. It costs £79 in the UK or £99 if you live overseas, and the ID5 is included.

Finally, send your ID1 or ID2, the ID5 and the verification photo with your application. Or simply pass them to your solicitor. Keep in mind that a completed ID1 is only valid for three months, so read how long an ID1 form is valid before you plan your dates.

Common questions

Is the ID1 form free to download?

Yes. The ID1 form is free to download from GOV.UK, and so are ID2 and ID5. Our fee is for the video verification with an SRA-regulated solicitor, not the form. It costs £79 in the UK or £99 if you live overseas, and the ID5 is included.

Which version of the ID1 form should I use?

Always use the latest version on GOV.UK. At the time of writing, the current ID1 was last updated on 16 February 2026. So if you saved a copy before then, download it again, because an old version can lead to your application being rejected.

Can I fill in the ID1 form on my computer?

Yes. GOV.UK offers the ID1 as a Word document and as a PDF. So you can type your details into the Word version, or print the PDF and fill it in by hand.

Do I need to download Form ID5?

No. Instead, your solicitor completes the ID5 during your video call. Then they email the signed ID5 to you, ready to send with your ID1 or ID2.

Can I complete Section A before booking my appointment?

Yes, and it is a good first step. Then, on the call, your solicitor can move straight on to checking your ID.

Which form do I need: ID1, ID2 or ID5?

ID1 is for individuals and ID2 is for companies. ID5 is the form your solicitor completes when they check your identity by video. So most people only need to download one form: ID1 or ID2.

Ready to get your form verified?

Book a short video call with an SRA-regulated solicitor. It costs £79 in the UK or £99 overseas, and your ID5 is included.
