How Much Does an ID1 Form Cost?

The ID1 form itself costs nothing to download. However, HM Land Registry needs a regulated professional to check your identity and sign it, and that part is not free. So the real question is what the check costs, and what the price should cover.

Most published prices we found in September 2026 were between about £60 and £120, including VAT, and a few firms advertise less. This guide explains why prices vary, what to check before you book, and how to avoid paying twice. For other questions, browse our full set of ID1, ID2 and ID5 guides.

Is the ID1 form free?

Yes. HM Land Registry’s own guidance says the ID1 and ID2 forms can be downloaded free of charge. You can get the current version from our forms download guide.

But the form does not count until a qualified professional has checked your ID and signed it. HM Land Registry’s guidance on completing forms ID1 and ID2 says these professionals may charge a fee. So the form is free, but getting it verified is not.

What solicitors typically charge

There is no set price, so fees vary a lot from firm to firm. In September 2026, we checked the prices that solicitors, notaries and online services show on their websites. Here is roughly what we found.

Type of service Typical published price Good to know
Local solicitor, in person About £60 to £120 Check if VAT is included. You travel to their office and bring passport photos.
Online video check (ID1 + ID5) About £79 to £120 The ID5 is often included, but not always. There is no travel.
Notary public Often £100 or more Can help in some overseas cases. Some charge per form.

Some local firms charge less than this, so it can pay to ring round. On the other hand, many high street solicitors do not offer a stand-alone ID1 check at all. As a result, many people struggle to find one.

Why do prices vary so much?

An ID1 check looks quick, but the professional is not just watching you sign. Instead, they are telling HM Land Registry that they have checked you are who you say you are. Because that helps stop property fraud, they take on real responsibility when they sign.

Prices also depend on how each firm works. For example, some show prices without VAT, some charge per form, and some add the ID5 on top. So two prices that look different may not cover the same things.

What should the price include?

Before you book, make sure the price covers everything you need. In particular, check these five points:

  • VAT. For example, a price of £99 plus VAT is really £118.80.
  • The ID5 form. If you are checked by video call, the professional also completes an ID5. So make sure it is not charged on top.
  • Each person. Every person on the application needs their own ID1. As a result, two people usually means two fees.
  • Getting your forms. Also ask how the signed forms reach you, and whether that costs extra.
  • Follow-up questions. HM Land Registry sometimes contacts the person who verified you. So check whether that is covered too.

The hidden cost of the cheapest option

However, the lowest price is not always the cheapest in the end. For an in-person check, you may need time off work, travel costs and passport photos. In fact, HM Land Registry’s guidance asks for a recent passport-size photo when you are checked in person.

Mistakes cost money too. If your form has an error, HM Land Registry can raise a requisition, and you may need a new check. Our guide to rejected and requisitioned ID1 forms explains what usually goes wrong.

Timing matters as well. A signed ID1 only lasts three months, so a long delay can mean paying again. Read how long an ID1 form is valid, and check what ID documents you need, so you only pay once.

Can you get an ID1 verified for free?

Not usually. Older guidance said HM Land Registry staff could check your ID for free at its offices, and some websites still repeat this. However, the current guidance names conveyancers, Chartered Legal Executives and licensed probate practitioners as the people who complete the form.

If a solicitor is already doing other work for you, it is worth asking whether they will include the check. Otherwise, expect to pay a fee. For the full list of who can sign, see our guide to who can verify your identity.

Common questions

Does HM Land Registry charge for the ID1 form?

No, the ID1 form is free to download. However, the person who checks your ID may charge a fee, and HM Land Registry usually charges for the application.

How much does a solicitor charge to verify an ID1?

It depends on the firm. Most published prices we found in September 2026 were between about £60 and £120, including VAT, and a few firms advertise less. So always check what the price includes before you book.

Can the Post Office verify an ID1 form?

No. The Post Office is not one of the people HM Land Registry allows to verify an ID1. Instead, you need a conveyancer, such as a solicitor, or another professional that HM Land Registry accepts.

Do I have to pay for each person?

Usually, yes, because HM Land Registry needs a separate ID1 from each person on the application. So if two people need to be verified, expect two fees. With us, that is £79 per person.

Does video verification cost more?

Not always. A video check needs an ID5 form as well as the ID1, and some firms charge for it separately. With us, each ID1 verification is a fixed £79 per person, which includes the ID5 video verification.

How much does ID1 verification cost if I live abroad?

With us, overseas verification is a fixed £99, covering the video call, your form, and the extra coordination and postage involved. Alternatively, a lawyer or notary in your country may be able to verify you, but their fees vary from country to country.

How your video verification works

  1. Book a time. Book online now and pay securely, or message us on WhatsApp first if you have a question. Same-day, evening and weekend appointments are often available.
  2. Verify by video call. Next, a solicitor checks your ID on a short, secure call. This is the ID5 process.
  3. Get your forms. Your signed and stamped ID1, together with the ID5, is sent to you the same day.
  4. Send to Land Registry. Finally, submit your forms alongside the rest of your application.
